George,

I'm working on my first potential investor purchase for assignment but I don't understand how I protect myself from an assignee potentialy going around me on the deal if they don't agree to the assignment? Do you have a comprehensive contract assignment form that protects the assignor?

Bill,

First, you need to "CONTROL" the deal. How to do this? Get the property under contract. Being a real estate agent, you know how to fill out a promulgated 1 to 4 family TREC document, correct? Ok, now you need to fill in the buyers name, this is where you put "YOUR NAME and/or assigns". This gives you the right to buy this property and/or ASSIGN this contract to someone else. Next, make sure you give yourself at least 10-days option period under paragraph 23 of the contract. Now, you CONTROL the deal. Lastly, you need to find that investor that will BUY you out (you assign the contract over to them). I have a VIDEO that explains this in detail that I will get my office to get to you.
